Buyer Side

• Coordinate Opening Escrow
• Review purchase agreement, counter offers, and all addendums
• Certify that contract docs are fully executed with accurate dates, initials, signatures, and complete client & broker contact information.
• Ensure seller disclosures are provided within contract timelines.
• Ensure your buyer is provided a copy of all reports and booklets that are given and/or required.
• Upload all disclosures, documents, and reports into a secure online folder as they are received or fully executed throughout the transaction.
• Maintain constant contact with all parties involved for status updates.
• Secure Home Warranty Invoice and ensure its distribution to escrow, lender, and Buyer.
• Prepare, send for review, and distribute your Commission Disbursement Authorization.
• Request repair receipts and deliver to appropriate parties.
• Track the escrow time-frames for receipt of earnest/option money deposit, title commitments, survey, disclosures, and delivery of HOA documents as applicable.
• Coordinate Final Walk-Through, Key Transfer, and Utility Information

Seller Side

• Coordinate Opening Escrow
  
• Contact all parties and introduce our role in the transaction as your Licensed Transaction Manager.
  
• Review purchase agreement, counter offers, and all addendums.
  
• Certify that contract docs are fully executed with accurate dates, initials, signatures, and complete client & broker contact information.
• Provide a completed Seller Disclosure Package and deliver to the buyer's agent and monitor a timely return, as well as ensure that all contract time-lines are adhered to.
  
• Upload all documents, disclosures and reports into a secure online folder as they are received or fully executed throughout the transaction.
  
• Ensure that appropriate parties have received all documents including the termite report, zone report, home warranty invoices, and any other required documents.
  
• Track escrow time-frames for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable.
  
• Maintain constant contact with all parties involved for status updates.
  
• Fully complete and deliver the completed digital paper file (PDF) to you or your broker.
